 Checklist for Obtaining a Building Permit:

 1) COMPLETE BUILDING PERMIT APPLICATION
 2) OBTAIN SITE PLAN WITH PROPER DIMENSIONS AND REQUIREMENTS
 3) OBTAIN DRAWINGS WHICH SHOW FLOOR PLAN, ELEVATION AND CROSS             SECTIONAL VIEW
 4) OBTAIN COPY OF CONTRACTORS LICENSE IF WORK IS OVER $25,000.00
     AND CHECK EXPIRATION DATE.
 •MUST HAVE CONTRACTORS LICENSE FOR THE FOLLOWING:
  -Any job over $25,000.00 (except for a speculative house, builder must own the property and        be a resident of Unicoi Co.)
  -Property owner building personal residence is exempt from license requirements
  -All public and business buildings over $25,000.00 must have a contractors license, owners             cannot be their own contractor without a license.

 5) CHECK ZONING OF PROPERTY
 -Ensure use of building meets zoning
 -Ensure setback requirements are met
 -Ensure square footage of property meets requirements
 -Check to see if survey is required
 -Ensure public street frontage of 40 feet
 -Corner lots side yard setback is 1 ˝ times standard
 -Check building area not to exceed 30% of lot
 -No building closer than 50 ft to stream without approval from planning commission.
 -Check flood map to see if property is in flood plain

 6) REQUIREMENTS FOR ARCHITECT AND/OR ENGINEER STAMP ON PLANS AND      SPECIFICATIONS OF BUILDING:
 -More than 3 stories in height
 -More than 5000 square foot total gross area
 -Any structures classified as “Assembly”, “Educational”, and “Institutional” in the Standard                Building Code.

 7) REQUIREMENTS FOR STATE FIRE MARSHAL APPROVAL AND STAMP ON                PLANS FOR BUILDING:
 -State owned buildings, Schools K – 12, and Child Care Centers
 -Assemblies of 300 or more persons
 -Business or Residential occupancies of 3 stories or more
 -2 story residential occupancies with more than 12 units
 -Detention and Correctional Occupancies
 -Covered Malls
 -High Hazard Industrial Occupancies

AFTER ABOVE REQUIREMENTS ARE REVIEWED AND MET
 A BUILDING PERMIT MAY BE ISSUED.
